Whether you intend to sell your property in the near future or simply want to ensure that it’s a high-quality build and worth a lot should you ever decide to sell up in the future, there are various ways that you can add value to your home. For now, let’s focus on home renovations. These are larger scale and will require more planning and investment. However, they will generate more revenue in the long run. Here are a few ideas to get you started!
Conservatories
A Conservatory is one of the most common and popular home renovations on the market, and for good reason! The first benefit of a conservatory is that it expands your living space. It creates extra habitable room in your property. It also creates a space that allows you to benefit from your garden even in the winter months and serves to make a smoother transition between your living space and outside. The ceiling to floor glass walls of a conservatory allows you to experience the beauty of the outdoors without necessarily feeling the chill. This also gives you a space that’s drenched with natural light which is great if the rest of your property is relatively dark.
Garages
Besides your home itself, the biggest purchase or investment you’re likely to make will be your vehicle. This same rule goes for most people, so it makes logical sense that the addition of a garage to a property significantly increases its value. Why? Well, firstly it’s a convenience, especially if the property is in a city or any other built up residential area. Consider how frustrating it could be to return home each night after a busy day at work, only to have to spend tens of minutes at a time crawling along your street waiting for a spot to free up for the night. A garage means that you have your own private spot to pull straight into. You won’t avoid heading out to carry out small errands and tasks for fear of losing your space. Secondly, a garage offers you the opportunity to protect your vehicle from the elements. It will be less prone to damage caused by the weather and vandals alike! This reduces your insurance premium. The final benefit that a garage offers any homeowner is storage space. Though the extra room will mostly go towards housing your vehicle, you can fit shelves high from the ground or cabinets in the corners. These can be used to store tools and general DIY products and equipment that you might not want inside your house. All of these benefits and conveniences make garages an extremely desirable addition to your property, boosting its value!
Loft Conversions
Another popular form of extension considered by many of us is a loft conversion. This process essentially transforms loft space that is otherwise disused into an entirely new and functional room within your property. As we are all well aware, more rooms means increased value, whether you intend to sell or let the property. If you decide that this is for you, make sure to place emphasis on insulation while the space is being designed and built. Many homes have insulation between the ceiling of the top floor of the property and the base of the loft, as it doesn’t matter if the loft space is cold if it is disused. However, if someone will be living in there, it’s a good idea to remove the insulation that is already in place and fit extra insulation between the ceiling of the conversion space and the outdoors. You may also want to consider where the items currently stored in your loft space will be moved to. Some may prove useless and can be responsibly disposed of, while others will need to be kept. You can put these in other spaces within your property or self-storage units outside of your home.
En-Suites
En-suites are a sheer luxury. They mean that you can walk straight from your bedroom into a private bathroom where you can use the toilet, clean your teeth, wash your hands, or shower and get ready for work. It also means that you do not have to share your personal bathroom. This is great for families with adults who may want a relaxing, clean space for themselves out of the way of messy kids and mucky hands. Generally speaking, once you get used to having an en-suite, you find it difficult to imagine life without one. Now, fitting an en-suite can be a relatively complex process, as you have to have pipes laid or diverted to ensure that the space has sufficient access to the mains in order to have running hot and cold water at all times. But believe us when we say it’s worth the effort. Start planning the design. A professional plumber may have recommendations or tips when it comes to prominent fixtures, such as the toilet and a shower or bath. However, you will have complete control when it comes to decoration. Make the space your own. Tiled or laminate flooring is ideal, as it is waterproof and will stand the test of time when it comes to being regularly splashed. Have large mirrors fitted – this helps to maximise the space and bounce light (natural or artificial) around the new space. Then you can add dashes of colour with your accessories such as your toilet seat, mirror frames, or shower curtains. For an extra touch of luxury, consider heated towel rails! This room will quickly become the main selling point and boost how much you can ask for rentals or the total cost of the property on the sales market.
While these may all seem like major changes that could prove costly at the outset, they will make your property comfortable, more functional, and consequently more desirable. This means that you can make more profit from it in the long run! So, it’s about time that you start considering them.Adding Value to Your Property
